Who needs a building inspection?

A building inspection is an essential step in the property buying process and is highly recommended to all New Zealand home owners and potential purchasers.

Knowing as much as possible about the condition of a property before you go ahead and buy it will certainly help you avoid problems and extra cost down the track.

Jim’s Building Inspectors are trained and have extensive experience in the specific building products, system, design methods and the industry standards that are used in New Zealand together with knowledge of New Zealand specific factors such as extreme weather and earthquake risk. Under the Residential Property Inspection NZS4306:2005 Particular Attributes (risk areas) also need to be identified as part of the Weather Tightness Assessment of the Property.

A building inspection is non-destructive and will specifically target

2. Under the floor area including foundations, framing, insulation and ground moisture
3. Interior/exterior of the property including windows, floors, ceilings and any specific services and systems

5. The site itself, taking into account factors such as drainage, retaining walls, driveways and fencing.

The tools that a Jim’s Building Inspector will use include thermal imaging cameras, sounding devices and moisture meters.

Within 24 hours, your Jim’s Building Inspector will issue you a simple, jargon-free report of the inspection and the opportunity to discuss findings over the phone. You are more than welcome to be present at the inspection as well if you would like.

The building inspection report will include:
1. The identification of any safety hazards such as Asbestos.
