WHAT IS A PRE PURCHASE BUILDING INSPECTION?

A pre-purchase building inspection (sometimes known as a builder’s report) is a report produced for clients involved in the sale and purchase of properties. This report can be used to assess maintenance requirements of buildings and to determine if more thorough, invasive investigations are required, before going ahead with the acquisition.

A pre-purchase building inspection will:

  1. Identify major and minor defects or potential safety hazards (including whether existing building works comply with the New Zealand Building Codes and Standards)
  2. Allow the prospective purchaser to plan and budget for future maintenance and repairs
  3. Identify existing problems before they worsen
  4. Give you the information required to plan future renovation
  5. Identify any damage that has been caused by termites and other pests
  6. Identify potential asbestos issues
  7. Confirm the property is worth the asking price and potentially become a powerful negotiating tool in the purchase

WHO NEEDS A PRE PURCHASE BUILDING INSPECTION?

A Pre-Purchase Building Inspection is a very important part of purchasing a home or project and is highly recommended to all New Zealand potential purchasers and home owners.

Jim’s Building Inspectors are skilled and have direct experience in the building products, systems, design methods and the industry standards that are used in New Zealand, together with knowledge of New Zealand specific factors such as earthquake risk and extreme weather.

Pre-Purchase Building inspections are non-destructive, visual inspections of the property, specifically targeting–

  1. Exterior and interior roof spaces and materials
  2. Under the floor area including foundations, framing, insulation and ground moisture
  3. Interior/exterior of the property including windows, floors, ceilings and any specific services and systems
  4. Other structures on the site such as sheds and garages
  5. The site itself, including factors like drainage, retaining walls, driveways and fencing.

Jim’s Building Inspectors also use instruments such as moisture meters, thermal imaging cameras, scopes and sounding devices, to ensure the most accurate information is described.

WHAT PRE PURCHASE INSPECTION PACKAGES ARE AVAILABLE?

Jim’s Building Inspections New Zealand offers three convenient packages, tailored to meet different requirements.

The standard package is the most popular building inspection and covers the majority of inspection requirements . Premium is usually selected for buildings over 40 years old that may require upgrades to electrical, plumbing and gas lines.

A basic inspection is usually carried out on apartments above ground floor where there is a low risk of termite or other pest related damage.

Inspections usually take up to one hour to complete.

WHAT DO WE PROVIDE YOU WITH?

Within 24 hours, your building inspector will provide you with an easy to understand,  well written Pre-Purchase report of your inspection, and the opportunity to discuss the findings with the inspector over the phone. We also welcome you to be present at the building inspection, if you wish.

We can help you understand the risks, if any, of undetected defects. You will also know what factors may have limited the report so you can make an upfront, informed decision.

The report will include:

  • Identification of safety hazards such as Asbestos.
  • Identification of any termite damage and what this means.
  • Identification of major defects such as anything of a structural nature or anything that requires repair or replacement to stop further damage or prevent emergency works in the immediate future
  • Identification of minor defects such as foreseeable property upkeep
  • Detailed photos describing the issues

There are some exclusions in the reporting, however these can be handled separately and specifically if required.

Examples of exclusions include:

  1. Second story roofs – can be inspected by arrangement.
  2. Explanation of title or ownership matters, planning regulations or specific zoning matters
  3. Issues surrounding compliance with the New Zealand Building Codes and Standards
  4. Anything below ground (footage, drainings, soil conditions)
  5. Anything concealed within the walls like insulation, plumbing and electric wiring.
